4 Buckhead Neighborhoods for the Emerging Affluent

The Buckhead area of Atlanta is one of the most coveted parts of the city in which to buy a home. Originally a vacation destination for the social elite of a once-smaller Atlanta, this collection of more than 40 neighborhoods today is known for its winding, tree-lined roads, rolling hills, destination shopping, fine dining and, of course, some of the most desirable real estate to be found anywhere in the city.

With many homes in Buckhead easily surpassing $1 million in value, one might assume that affordable housing is out of reach here — that this part of town is reserved only for the highly affluent and well established. However, there are a number of Buckhead neighborhoods that are perfect for what we call the “emerging affluent” — young adults in the process of establishing their lives, families and careers. If you are looking to buy your first Atlanta home, here are four Buckhead neighborhoods that are worth a look.

1. Buckhead Village

Located at the very heart of Buckhead (and the place where this entire area derives its name), Buckhead Village today is a wonderful blend of old and new, with bustling office buildings and luxury high-rises adjacent to landmarks like the St. Regis and the Buckhead Theatre. A hub of shopping, dining and commerce, Buckhead Village offers the perfect blend of convenience and urban sensibilities for young adults on the move. Single family homes here can be quite pricey (usually between $2 million and $5 million), but the biggest draw for emerging affluent is a broad range of luxury condos starting in the $300k range.

2. Peachtree Hills

Located just north of I-85 and east of Peachtree Road, this historic neighborhood as a whole represents an oasis of affordability for young adults and first-time buyers — and its central location can’t be beat. The neighborhood enjoys easy access to shopping and dining, as well as a relaxed sense of community. Most properties here consist of cozy historic bungalows, and with homes starting in the low $400s, Peachtree Hills is a great place to buy a starter home.

3. Collier Hills

If cozy cottages, natural woodland beauty and outdoor activities are your thing, Collier Hills may well be the neighborhood for you. Located in the southern part of Buckhead just below Bobby Jones Golf Course, this neighborhood not only centers around the 14.5-acre Tanyard Creek Park, but the Northside Trail of the new Atlanta BeltLine now runs through it, easily connecting Collier Hills to other trails and neighborhoods. Most homes here are of the small cottage variety, set on lots 1/3-acre or larger — but with most homes well below the $1 million mark, young adults are more likely to find something in their price range.

4. Brookwood

Not to be confused with neighboring Brookwood Hills (a highly affluent historic neighborhood), Brookwood itself represents another excellent “starter” community for up-and-coming young adults to buy a home. Located at the southern tip of Buckhead, Brookwood’s central location is about as close as you can get to Midtown without living there — and since it’s now connected by the BeltLine, buying a home here may be an excellent investment as prices are set to rise significantly. Single family homes range between $500k and $800k, but some lovely condos and townhomes are available here starting in the upper $200s.

These four neighborhoods are the only places in Buckhead where the emerging affluent can buy.
